✅ HERE’S WHAT THE BUYER MUST BRING ON THE DAY OF THE NOTARIAL SIGNING
1. Identification Document
Valid DNI/NIE/Passport.
If the buyer is a foreign national, a NIE (Foreigner Identification Number) is required.
It's essential to bring the original document.
2. Proof of Payment Method
Accepted payment methods include:
BANK CHEQUE: Bring the physical cheque and a copy.
OMF Transfer (via the Bank of Spain): This must be ordered from your bank in advance. [If you’d like to know more about OMFs, we explain it here.]
NOTARIAL DEPOSIT PAYMENT: The buyer can pay through the notary’s escrow account, but this must be arranged beforehand with the notary.
The notary will record the payment method in the deed, so it must be clearly documented.

4. Proof of Deposit / Down Payment (Arras)
If a previous payment or deposit has been made, bring the proof of transfer or receipt.
5. Bank Account Number
To receive possible refunds or pay applicable taxes.

6. Binding Offer / FEIN from the Bank
A document summarizing the terms of the mortgage loan.
7. Pre-Notarial Transparency Act
This must be signed a few days before the notarial signing for the mortgage to be valid (as per Law 5/2019).
8. Bank Representative
A bank agent may need to attend the signing, depending on the bank.

9. Notarial Powers of Attorney
If someone signs on behalf of another person or a company, they must present the appropriate notarized power of attorney.
10. Company Incorporation Deed and CIF (Tax ID)
