Documentation the Seller Must Provide at the Notary (Tenerife)

📄 1. Copy of DNI or NIE of the owners

Valid identification document of all registered owners.

If any owner is a foreign national, both NIE and passport are required. The original NIE must be provided.

If married under community property, both spouses must attend unless there is a power of attorney.


🏠 2. Original title deed and updated Land Registry extract (nota simple)

Essential to correctly identify the property in the Land Registry.

The updated extract reflects ownership and any encumbrances.


🧾 3. Energy Efficiency Certificate (EPC)

Issued by a qualified technician. Legally mandatory.

If you do not have one, we can arrange it for you.


🧾 4. Latest IBI receipt + Cadastral Reference

Latest paid Property Tax (IBI) receipt required.

It includes the cadastral reference.


💡 5. Recent utility bills (waste, water, electricity)

Necessary to arrange change of utility ownership.


💶 6. Bank account ownership certificate

Issued by your bank (usually downloadable from your banking app).

Required for payment by bank transfer and for any future adjustments or refunds.


🏢 7. Community of Owners debt certificate

Mandatory under the Horizontal Property Act.

Confirms the property is up to date with community payments.


🏦 8. Mortgage debt certificate

If a mortgage exists, the bank must provide the outstanding balance at completion date.

If already repaid, ensure the cancellation is registered before signing.


🧾 9. Spanish tax residency certificate

Required if the seller is not Spanish, for tax purposes.


✍️ 10. Power of Attorney (if not attending in person)

Specific notarised power required to sell property.
